About the group
One management layer for London commercial buildings.
Guardian Management Group Ltd runs commercial buildings in London under one contract: the planned maintenance, the reactive cover, the statutory compliance and the trades that put things right, with one accountable party instead of a diary full of contractors.

Who the group is.
Guardian Management Group Ltd is a private limited company registered in England and Wales, company number 16252723, incorporated in 2025. Its registered office is 20 Wenlock Road, London N1 7GU. The group works across London and does not run a walk-in office; the work happens in clients' buildings.
The group exists because most commercial buildings in London are maintained by a patchwork. One contractor for electrical, another for air conditioning, a cleaning company, a fire company, someone local for decorating, and a property manager refereeing it all by email. The trades are rarely the problem. The gaps between them are, and that is where jobs, invoices and certificates go missing.
Guardian replaces the patchwork with one management layer and, unusually for a single contract, owns the specialist arms as well. A job that starts as a reactive call and turns out to need a floor replaced, a survey taken or a room rebuilt stays inside the group, with the same accountable contract and no new quote cycle.
One group, six trading names
The companies inside the group.
Each one is a trading style of Guardian Management Group Ltd. Clients deal with whichever front door fits the job and get the same accountable contract behind it.
Guardian Facilities Management
The management layer itself: planned and reactive maintenance, statutory compliance and the building services trades, run under one contract. This site.

Five things that are true of every contract.
- 01
One accountable contract
A director is accountable for every contract the group holds. There is one number to call and one party to answer when something has not been done, whichever company inside the group did the work.
- 02
The person who surveyed it runs it
The walk round that starts a contract is done by the person who then runs the mobilisation. The scope is written from what is in the building, not from a price list, and the person who wrote it is the one who has to deliver it.
- 03
Evidence logged per job
Every job is closed with a time, an owner and an outcome. Every statutory certificate is filed against the building, not the contractor, so it is still there when a contractor changes.
- 04
Out of hours as standard
Offices, shops and clubs cannot shut for maintenance, so evening, weekend and phased working is how the group plans work, not a premium discovered halfway through.
- 05
Accredited specialists, managed
Where the law needs an accredited specialist, for legionella risk assessment, lift thorough examination or asbestos surveying, the group holds the relationship, manages the visit and files the certificate. It does not claim accreditations it does not hold.
Recent work
Some of what the group has done.
We do not publish client names without permission, and the group is young, so this list is short and true rather than long and decorative.
- Changing rooms and showers refurbished for a London rugby club
- Facilities management proposal and mobilisation plan for a padel club
- Entrance matting specified and tendered for a car dealership
Where a client is happy to be named, a case study will follow. Nothing on this site is invented to fill the space.
Who this is built for.
Facilities managers, property managers, managing agents, landlords and owner-occupiers running offices, retail, industrial, leisure and mixed-use buildings in London. It suits people who want the maintenance of a building to be one relationship with one accountable contractor.
If that is you, the sensible first step is a walk round. We record what is actually in the building and what the law requires of it, and come back with a written scope, a schedule and a price you can phase.
Book a walk round
Tell us about the building. We will do the rest.
What it is, where it is, and which part of running it is causing you grief. We walk the building, write down what is there, and come back with a scope and a price.
