For the people who buy it

For Managing Agents and Landlords

Most maintenance is not bought by the person in the building. It is bought by whoever answers for it, which is a different job with different problems.

Managed commercial property in London

What makes this building type different

A managing agent is not buying a repair. They are buying the ability to answer a question: is this building compliant, what has been done, what is outstanding, and can I evidence it to a landlord, a leaseholder or an insurer.

Almost everything that goes wrong in that relationship is a reporting failure rather than a workmanship failure. That is what this is built around.

Where the pressure sits

The six things that actually cause the problems.

One contractor across a portfolio

Consistent standards, consistent response and one point of contact across every building you manage, instead of a different local contractor per site.

Reporting you can pass straight on

Every job logged with a time, an owner and an outcome, and every certificate filed against the building. You should be able to answer a leaseholder without ringing us first.

Service charge friendly invoicing

Costs coded and split by building and by schedule, so they go into the service charge accounts without being unpicked by hand.

Compliance evidenced, not asserted

A live position on every statutory obligation across the portfolio, so a gap is visible before an audit finds it rather than after.

Section 20 aware

Where works cross consultation thresholds, we will flag it early and price in a form that supports the consultation rather than complicating it.

One group, wider scope

Flooring, refurbishment and surveying sit inside the same group, so a job that grows does not need a fresh procurement exercise.

Common questions

Questions we get asked.

Can you invoice per building and per schedule?

Yes. Costs are coded by building and by schedule so they drop into service charge accounts without being reworked.

Can we see the compliance position across a portfolio?

That is the point of the compliance service. One view across every building you manage, showing what is in date, what is due and what is overdue.

Will you work alongside our existing contractors?

Yes. If you have an incumbent you are happy with for one discipline, we will manage around them rather than force a change. Replacing everything at once is rarely the right move.

Do you also do block management?

That sits with Guardian Property Management, the group’s property arm, so it is available if you want it and entirely optional if you do not.
