Leisure and Sports Facility Maintenance in London

Changing rooms, showers, wet areas and hard-worked floors. Leisure buildings take more punishment per square metre than anything else we look after.

What makes this building type different

Sports clubs, gyms, leisure centres and community facilities share a problem: heavy intermittent use, constant water, and a budget that has to be spent in the right order.

They also have a hard deadline that most commercial buildings do not. Work happens in the close season or it does not happen, which makes phasing and out-of-hours access more important here than anywhere else.

Where the pressure sits

The six things that actually cause the problems.

Showers are the number one problem

Limescale destroys push-button and non-concussive valves, temperature control drifts, and complaints follow. Descaling and valve servicing buys years; replacement with self-regulating units ends it.

Wet-area floors are a safety issue, not a finish

Changing rooms and shower floors need slip resistance to a measured standard, coved and sealed at the edges. Painted concrete repainted every two years is a cycle worth breaking.

Drainage and falls

Floor drains and the falls around them stop working long before anyone reports it. Standing water is the symptom people notice.

The close season is the only window

Everything has to fit between the last fixture and the first. That means phasing, evening and weekend working, and a programme that can be sequenced room by room.

Budgets are phased, so quotes must be too

Clubs and charities need itemised prices they can stage across financial years. A single lump sum is not usable to them.

Compliance in public buildings

Water hygiene and legionella matter more in a building full of showers than almost anywhere else, alongside the usual fire and electrical obligations.

Common questions

Questions we get asked.

Can work be phased across seasons or budget years?

Yes, and for clubs it usually should be. We price itemised by room or by area so the work can be staged, and we will tell you what each additional mobilisation costs so the phasing decision is an informed one.

Can you work evenings and weekends?

Yes. For facilities that are in use most evenings, the work often has to happen in the daytime instead, which is the reverse of most commercial buildings. Either way we build the programme around the fixture list.

Do you handle changing room refurbishment as well as repairs?

Yes. Flooring goes through Commercial Floors London, larger reconfiguration through Commercial Refurbs London, and the maintenance, decoration and plumbing through Guardian. It stays one conversation.

One conversation, every trade at the table.
